Moving Up in the Sacramento Valley: Where to Go When You Need More Room
Let’s be real, your house was perfect once. But now? It’s a tight squeeze. Maybe the kids got bigger. Maybe you started working from home. Or maybe... you just want a bigger kitchen (been there).
Whatever your reason, you’re not alone. A lot of Sacramento Valley homeowners are hitting that point where they need more space; or a different kind of space
1. Rocklin & Whitney Ranch: Suburbia, but Make It Elevated
Rocklin is still one of the best-kept secrets in Placer County. Think newer construction, great schools, and homes with actual yards. Whitney Ranch in particular has a community vibe without being cookie-cutter. If you want more square footage and a place where the neighbors wave at you, start here.
2. Loomis: More Land, More Chill
Loomis gives you a slower pace without feeling like you’re out in the sticks. This is acreage country, perfect for anyone who wants chickens, a pool, or a detached studio. Bonus: it's still close enough to Roseville amenities and freeway access.
3. Folsom: Move-Up Gold
Folsom isn’t cheap, but it delivers. Larger homes, newer builds, and access to top-tier schools. If you’re moving up from a starter home in East Sac or Natomas, Folsom gives you space and resale value.
4. South Placer County (Lincoln, Granite Bay, Penryn)
If you’re thinking big, like 3,500+ square feet, a home office and a media room; Lincoln and Granite Bay have what you’re looking for. These areas are especially good for multi-gen living or growing families who need room to breathe (and store Costco hauls).
5. The Wild Card: El Dorado Hills
You’ll get that "move-up" feeling real quick here. Bigger homes, beautiful views, and a whole lot of curb appeal. Great if you want to feel like you’ve leveled up without heading too far out.
